Most fields are optional. The site address and a sentence about what you are trying to do are enough to get a useful answer.

What happens next
Published, so you can hold us to it.
The JCGAU enquiry process in five stages, with the elapsed time and the deliverable at each stage. Stage one, the same business day, your enquiry is acknowledged and a named contact is assigned. Stage two, within two business days, a scoping call establishes the brief, the site and the date that governs the project. Stage three, within five business days, a site or tenancy visit is carried out and the questions that decide the project are issued in writing. Stage four, by an agreed date, a budget estimate or a tender price is issued with the assumptions listed. Stage five is the written proposal, covering scope, programme and the delivery model. The diagram shows that each stage has a published time against it and a document you receive.

With the price
What you hold at each stage
- A named contact and their direct line, from the first business day.
- The questions that decide the project, issued in writing rather than raised at tender.
- A price with its assumptions listed, so you can see exactly what it does and does not carry.
- A date for each of the above, agreed with you rather than assumed by us.
What to send
The things that let us answer properly first time.
- The site or tenancy address
- More useful than almost anything else. It tells us the zone, the planning path, the authority, the building, and often the constraints before we have seen a drawing.
- Whatever documentation exists
- Architectural, structural, services, a lease, a fitout guide, a condition report, or a sketch on the back of an agenda. Incomplete is fine. We would rather see the real state of it than a tidied version.
- The date that matters, and why
- A lease commencement, a trading date, a school holiday window, a settlement, a funding milestone. Almost every construction programme is set by a date that has nothing to do with construction.
- An equipment list, for technical work
- On a laboratory, a comms room or a production space, the equipment schedule tells us more about the project than the floor plan does, particularly the electrical load.
- Who is on your side
- Whether you have an architect, a project manager, a tenant representative, or nobody yet. It changes what we would recommend, and sometimes it changes whether you need us at all.

Questions
Where can we meet?
Wherever suits the project. Our head office is in Adelaide and we have teams in Melbourne and Sydney, so we can meet at your office, at your consultant’s, or with us by appointment. On a live project we will usually suggest the site as well, because a walk answers questions a meeting room cannot.
How quickly will I hear back?
Acknowledgement the same business day, and either a scoping call or a straight answer within two business days.
Will I get the director or a salesperson?
You speak with the people who do the work. The director is involved from the first conversation through tendering and estimating and across the project life cycle.
Can you price something that is not fully documented?
Yes, as a budget with the assumptions listed, which is often more useful early than a firm price. We will be clear about which one you are receiving.
We are a landlord or an agent, not an occupier. Who do we talk to?
The same number. Make-good assessment, tenancy coordination, base building upgrades and capex sequencing are a distinct part of what we do and there is a page about it.
Do you charge for an initial conversation?
No. A feasibility study is paid work and we will say so before starting one, but the first conversation and an early view on whether a project suits us costs you nothing.
