JCGAU builds commercial and industrial projects across three states, with a director leading every one of them.

That continuity is deliberate. The commercial thinking behind your budget stays with the project, so decisions on site are made against the reasoning that set the number in the first place. Cost, programme and quality move together rather than being traded against one another.

Capability

What we build in Adelaide

  • Commercial fitout and refurbishment

Office, retail and hospitality tenancies, including staged works in buildings that stay open and trading.

  • New builds

Site establishment through to practical completion, on one contract with one line of accountability.

  • End-of-lease defit and make-good

Returned to base building, documented against the lease and the schedule of condition.

  • Industrial

Warehouse, distribution and services-heavy facilities, including works within operating sites.

The team that prices the work is the team that delivers it.

Method

How we run a project

Three phases, applied the same way on every job, whatever its size.

  1. PlanBudget validated, buildability tested and the procurement strategy set before work starts. Risk is found while it is still cheap to design out.
  2. BuildOne team, one line of accountability. Cost and programme reported in writing, so the position is known rather than estimated.
  3. AdvanceCommissioning, defects and documentation managed to a handover your team can operate from on day one.

Delivery models

When the builder joins changes what the builder can change

The three models differ in one thing that matters: how early we are in the room, and therefore how much of the cost is still movable when we get there.

Timeline showing that early contractor involvement joins at concept stage, design and construct joins at design stage, and construct only joins at tender, with progressively less of the cost still movable.

Early contractor involvement

most of the cost still movable

Design and construct

one party holds design and price

Construct only

price against a fixed design

The copper bar marks where JCGAU enters. Everything to the left of it was decided before we arrived, which is why the model is a commercial decision, not an administrative one.

Delivery

How the work is run in Adelaide

Open-market trade packages
Trade packages are advertised through EstimateOne rather than to a closed panel. That widens the field on every project and keeps pricing genuinely competitive.
Occupied and trading buildings
Noise windows, lift bookings, dock access and after-hours rates are programmed and priced into the tender sum, so works fit around the tenancy rather than the other way around.
Approvals on the programme
Development approval and building rules consent are mapped against the construction programme early, and work that can begin under an earlier consent is identified before tender.
Licensed and supervised
Building work is supervised under BLD 344769, held in the company’s name and listed on the public register. Victorian work is carried out under CCB-L 100384.
Controlled site access
Site access, inductions, competencies and licence expiry are managed in a digital system, so who is on site and what they are qualified to do is current at all times.

Evidence

How to check us before you appoint us

JCGAU is led by a director with a construction background who works alongside the tendering and estimating team on every submission, so the final review is captured before a price is issued, and who stays across the project through delivery to handover. He is reachable on every job the company holds. Rather than a gallery, here is what you can verify for yourself before you appoint us.

Licences on the public register
BLD 344769 in South Australia and CCB-L 100384 in Victoria, both held in the company’s name. Searchable without asking us. New South Wales work is carried out within the scope that state’s licensing permits, and we will set that out in writing before we quote.
Traceable procurement
Six controlled tender stages, with every awarded package traceable to the quotation behind it. Your quantity surveyor is welcome to audit the trail. On the Intertek Sydney laboratory, twenty trade packages returned an eleven per cent value-managed saving against the pre-tender estimate. That is a single project outcome and an unusually strong one. We publish it as a case study result, not as a rate you should expect.
Open-market tendering
Trade packages are advertised through EstimateOne rather than to a closed panel, so the field is visible and the pricing is contestable.
Named referees
Reference letters are held on file and referees can be contacted directly, including at Intertek, Navitas, BCA Engineers and WGA.
Systems, described honestly
Quality, environmental and safety management plans are written and in use. They are not third-party certified, and we will not imply otherwise, where a project requires certification against a specific standard, we will certify to it.
The director’s record
Fifteen years and more of commercial construction experience, across education, workplace, laboratory and healthcare projects delivered in senior roles at previous firms. That record is set out on the leadership page and is attributed as what it is.

Procurement flow: scope divided into twenty trade packages, advertised to the open market, quotations returned, value managed, then awarded, with every award traceable back to its quotation.

  1. 20 packages

    scope divided

  2. Open market

    advertised, not a panel

  3. Value managed

    quotations returned, then value managed

  4. Awarded

    100% traceable

every award traces back to the quotation behind it

The dashed return path is the part a quantity surveyor cares about. Without it a saving is a claim, with it the saving is an audit. The eleven per cent recorded on the Intertek Sydney laboratory is one project’s result and is set out in that case study.

Questions

Which states does JCGAU work in?

South Australia, Victoria and New South Wales. Adelaide is home, and the same team, systems and standards travel with the work.

What size projects does JCGAU take on?

Commercial and industrial projects up to $20 million. Smaller fitout and make-good packages are run under the same systems as the larger work.

Which delivery model suits my project?

If the design is settled and documented, construct only usually gives the sharpest price. If the design is still developing, design and construct puts one party in charge of both the drawings and the number. Early contractor involvement suits projects where buildability and budget still need to be tested together.

When is the best time to bring in a builder?

Early. The most valuable contribution a builder makes is while the design can still change cheaply. Testing buildability, validating the budget, and securing long-lead items before they reach the critical path.

Tell us about your project.

Send the drawings or the brief. A director will review them and come back to you directly.
