- Aged CareThis is somebody’s home, and they cannot leave for the day.We treat aged care as a commercial sector, not a residential one. The work is refurbishment and upgrade of operating facilities: communal and dining areas, clinical and care spaces, back of house, and the compliance works an audit or an insurer asks for.
- Data CentreIn a critical facility the building is the smallest part of the cost.A comms room or edge facility is a services problem with a building wrapped around it.
- EducationTwo things are fixed, and neither of them is the budget. An education project is almost always a construction site inside an operating school. Students are moving between buildings, staff are teaching next to the work, and parents are watching. Term dates are set years ahead and a school cannot simply not open.
- Government & Public SectorA government contract asks for a building and a record.Public sector clients are accountable for how money is spent, which means the contract carries obligations a private one does not. Those obligations have targets, evidence requirements and reporting cycles, and a target discovered at practical completion is a target already missed.
- HealthIn a health facility, dust is a clinical risk. This changes the way the work is planned rather than the way it is built. The construction zone is sealed and held below the pressure of the spaces around it, so that air moves in rather than out. Entry and exit happen through an anteroom. Air is filtered and exhausted away from clinical areas.
- HospitalityThe kitchen is four approvals wearing a stainless steel coat. These are not construction problems. They are constraints that determine whether the venue can exist in that tenancy at all, and they are answerable in the first fortnight if anyone goes looking.
- Labs & Research FacilitiesThe partitions and joinery are the straightforward part. What determines the programme is the mechanical design, the containment boundary and the verification at the end, and each of those has to be resolved long before anyone is on site. This page sets out how we approach them, so you can judge whether we understand your facility before you call us.
- OfficeDensity is the variable that moves everything else.A modern workplace brief usually means more people, more meeting rooms, more screens and more occupancy in the same lease area. Each of those raises a load on a system the tenant does not own, and the answer is held by the building manager rather than by the designer.
- RetailIn retail, the programme is the product.Retail construction is not technically the hardest work we do. It is the least forgiving.
- TechnologyA technology tenancy is an office with a technical building inside it.Technology tenants tend to need two buildings in one lease: a normal workplace, and a set of rooms with requirements that a commercial tenancy was never sized for. Server and comms rooms, test benches, prototyping and light assembly, secure areas, and sometimes a laboratory.
Send the site address and whatever drawings exist.
Incomplete is fine. The address alone tells us the zone, the authority, the building and usually the constraints. Acknowledged the same business day, and a scoping call or a considered answer within two.
